The proposal for an Idaho developer is for a mid-rise luxury urban-style residential building intended to be one component of a large planned mixed-use development (residential, office, commercial and retail space) on a riverfront site in Idaho. The building consists of approximately 140 luxury residential units will serve as a focal point of the larger development.

 

The building program is notable as it includes a large commercially operated fitness center and health club serving the surrounding community on the ground floor, resulting in some unique and interesting design challenges. The massing of the project also incorporates an interesting “offset” floorplate (plan) strategy which enables the building to achieve the efficiency of a single contiguous typical floorplate while appearing to be two buildings (one partially obscured) from many viewpoints.

 

The architecture resists direct adaptation of traditional architectural forms from the region, but incorporates traditional and natural materials from the region in order to adapt itself to the local context and surrounding buildings while simultaneously positioning itself as an exciting contemporary design.
